The Blue Mountain Land Trust acquired a conservation easement on a 98.65 acre property in order to protect an extensive forested riparian buffer, a sizeable functioning floodplain, and dynamic channel migration zones where two forks of the Touchet River converge. Both sides of approximately 1/2 mile of the Wolf Fork and 1/3 mile of the south bank of the North Fork of the Touchet River are contained within this property. Mid Columbia summer steelhead utilize this reach for spawning and rearing as do spring Chinook salmon. Bull trout utilize the upper Wolf Fork for spawning and this section for rearing and migration. The landowners are dedicated to protecting their property’s habitat values and wish to see their entire property permanently protected. In addition to the floodplain and riparian area habitat (32 acres), there are very steep slopes with some mature timber and open grasslands that will be protected (66.65 acres). Protection is achieved through a carefully constructed conservation easement that prevents future subdivision, construction of buildings, and soil and habitat degrading uses such as intensive grazing, timber cutting, alteration of the topography or stream courses, road construction, recreational motorized vehicle use and mining. A 1.96 acre building envelope has been surveyed and monumented within which all landowner residence and outbuildings are contained. This building envelope and associated permitted uses and restrictions are fully described in the conservation easement. Protection of healthy stream functions will prevent erosion and sedimentation and allow continued growth of native vegetation. Protection of the riparian vegetation will provide shade, trap sediments and provide a source of woody debris recruitment.
