DESCRIPTION
In partnership with the landowners and Skagit Fisheries Enhancement Group (SFEG), Skagit Land Trust (SLT) protected habitat on 112 acres along the Skagit River through a perpetual conservation easement. SFEG restored native vegetation and controlled invasives on approximately twelve acres of floodplain; in addition 700 feet of paved road was removed from the floodplain. The landowners donated a significant portion of the value of the conservation easement and participate in the restoration work. The approved short-plat for this property allowed 5 new homes to be located along the edge of the floodplain, with each home owning a divided portion of the floodplain. The conservation easement: 1) extinguishes five residential development rights, while allowing continued use of the existing farm residence and outbuildings in a designated 7 acre building zone; 2) protects the land so that natural riverine processes continued to occur; 3) allows floodplain restoration; and 4) allows continued agricultural use on approximately 44 acres of less vulnerable floodplain and protects 61 of native forest in a habitat conservation zone . This project provided a rare opportunity to protect a large area of Skagit River floodplain in a dynamic reach of the river. The intact forested floodplain within the habitat conservation zone is bisected by one active flood channel, and there is evidence of newly forming channels as well.
